From Denver to Cheyenne, the Places and Properties LVN Real Estate Buys

A Denver cash buyer is easy to picture when the house sits a few miles from downtown. It's harder when the place is a duplex in Greeley, a house near Brevard or a rental just outside Cheyenne. Before you pick up the phone, you want to know one thing. Does this company buy where my house is?

This overview maps that out for one company. If you searched LVN Real Estate Colorado Wyoming Arkansas North Carolina, you want the same answer. The sections below walk through each state and each kind of home, using what LVN puts on its own site.

The Company Behind the Map

LVN Real Estate is a locally owned cash home buyer based in Denver. Founder Kyle Doney is an Air Force veteran, according to LVN's site, and the company describes itself as veteran-owned. The BBB lists Doney as Owner, gives the company an A+ rating and shows it as accredited since August 2017. LVN has been buying houses since 2015.

The way it works is plain. LVN buys with its own cash. Then it fixes and resells the home, or it keeps the place as a rental. It charges sellers no commissions or fees, often pays the closing costs and can close in as little as 7 days or on a date you choose.

Colorado Is the Core

Most of LVN's Colorado city pages sit along the Front Range. Its Colorado page lists seven regions by name: the Denver Metro, Boulder Valley, Northern Colorado, the Pikes Peak Region, Southern Colorado, the Grand Valley and the Eastern Plains. That's a wide spread, from the Grand Valley on the far west side of the state out to the plains in the east.

The page also names smaller towns. It mentions Castle Rock, Monument and Fountain down the I-25 corridor, and Windsor, Berthoud, Evans and Wellington up north. Brush and Wiggins appear out east. LVN keeps separate city pages for places like Aurora, Thornton, Lakewood, Arvada, Boulder, Fort Collins, Greeley, Colorado Springs, Pueblo and Grand Junction.

Inside Denver, LVN's homepage names neighborhoods such as Capitol Hill, Five Points, Highland, Washington Park and Cherry Creek. If your town isn't on any of these lists, the Colorado page tells you to call anyway.

Northwest Arkansas

LVN's Arkansas page is upfront about its limits. It says, "Our Arkansas, AR work is the northwest corner, and we would rather say so than pretend at the whole state." That corner means Benton and Washington counties.

The company keeps pages for Bentonville, Rogers, Springdale and Fayetteville. It also names smaller towns nearby, including Centerton, Bella Vista, Pea Ridge, Tontitown, Farmington and Prairie Grove.

Western North Carolina

In North Carolina, LVN says it buys through Buncombe, Transylvania and Henderson counties. Two markets get their own pages, Asheville and Brevard, which the site describes as about forty minutes apart over the ridge. It says it buys there in whatever condition the house is in.

Southeast Wyoming

Wyoming coverage centers on Cheyenne, the only Wyoming city with its own LVN page. The state page also names Ranchettes, Hillsdale, Burns, Pine Bluffs, Chugwater, Wheatland and Laramie. LVN calls Wyoming "thin country for cash buyers" and says it works the southeast corner.

One Office, Several States

Here's a detail to know before you call from Asheville or Fayetteville. LVN lists only its Denver office, and its out-of-state pages show that same Denver address. That doesn't stop a sale, since much of the paperwork can happen remotely. In one of his articles, Kyle Doney writes, "Plenty of my sellers run the whole thing by email and overnight mail." Still, it's fair to ask who will walk through your house and who you'll meet at closing.

How a Sale Works From Far Away

The steps are the same wherever the house is. You tell LVN about the place, and it aims to send you a cash offer within 24 hours. Someone then walks through the house before LVN firms up the number. LVN says the closing happens at a local title company. If you live in another state, you can often sign by mail. Ask early what could change the price after the walkthrough, and get that answer in writing. A few of LVN's reviewers say their price moved after an inspection, so it's a fair thing to ask any buyer.

The Property Types LVN Buys

Across these markets, LVN says it buys houses, condos, townhomes, duplexes and multi-family properties. The shape the house is in doesn't stop a sale, since the offer already takes the repairs into account. Its pages name homes with fire damage or a bad foundation. You don't need to clean, either.

Rentals are a big part of the mix. LVN's rental license article says it buys in Colorado whether the unit is full or empty, and whether it has a city rental license or not. That helps a landlord who doesn't want to wait for a lease to end. It also helps the owner who let a license lapse and now wants out.

In Colorado, the company goes further. Its commercial page says it buys commercial property with its own cash, and its land page says it buys lots with or without structures. It even offers to handle tearing down an old structure and hauling it away. LVN's pages don't mention mobile homes, so if that's what you own, ask before you count on an offer.

Sellers From Different Corners

LVN shows 4.4 stars across 78 Google reviews as of October 2026. Most are good, and some are not. Some of the good ones show how far its buying reaches past central Denver.

A rental out on the plains. Dennis Johnston owned a rental in Wiggins that a tenant had left in a mess. He wrote on Google: “LVN looked at the property, offered to buy it "as is." I gave them my desired price range and it was accepted without question. They made all the arrangements and we closed about two weeks after initial contact.”

A Denver house sold from far away. dave miller wrote on Google: "We were 1500 miles from our problem house in Denver, and we had everything from problems with renters to a solar lease. Josh and crew took care of each detail, and got us out clean."

A townhome, not just houses. janel Seymour wrote on Google: "I sold a townhome to LVN. Every aspect of the transaction exceeded my expectations."

Is Your Property in Range?

If your house sits on Colorado's Front Range, it's in the heart of the area LVN covers. If it's in northwest Arkansas, the Asheville area or the Cheyenne area, the company says it buys there too, working from its Denver base. Anyone still checking the LVN Real Estate Colorado Wyoming Arkansas North Carolina footprint can call 720-259-9274 and ask about a specific address. There's no obligation to sell. You can take the offer home, talk it over with your family and call back when you're ready. If the answer is no, that's fine too.
